1. Who we are
Homes.me is run by Emigeo Homes Real Estate LLC, Dubai, United Arab Emirates ("we", "us"). Contact: info@homes.me, +971 58 592 3565.
2. What the site is
Homes.me publishes information about off-plan property projects in the UAE, tools to estimate costs and payments, guides, and AI assistants that answer questions. It helps you find projects and contact us. It is not an offer to sell any property, and nothing on it creates a contract to buy or reserve one. A purchase happens only through a reservation or sale agreement signed with the developer, registered as the law of the emirate requires.
3. The information is a guide, not a promise
- Project facts (prices, payment plans, sizes, unit types, handover dates, images and floor plans) come from developers and other published sources. They can change at any time without notice, and units sell out. A price shown is a starting price on the day the catalog was updated.
- Figures from public records, such as past sales and rents, describe the past. They are not a valuation and do not predict future prices, rents or returns.
- Images and plans are often developers' artist's impressions and may differ from what is built.
- The calculators give estimates from what you enter and from general rules; fees and rules can change.
- We work to keep everything accurate but do not guarantee that any of it is complete, current or free of mistakes. Always confirm the price, unit, plan and dates in writing with us and the developer before you pay.
4. Not financial, legal or tax advice
Nothing on Homes.me, including what the AI advisor or Homes AI says, is financial, investment, legal, tax or immigration advice. Property values and rents can go down as well as up. Golden Visa and residency rules are set by the authorities and can change; confirm them with them. Take independent advice before you decide.
5. The AI assistants
The AI advisor and Homes AI answer automatically from our catalog and guides. They can misunderstand a question or be wrong, and their answers are not checked by a person before you see them. Do not rely on an AI answer alone; ask us to confirm anything that matters to your decision. Do not send them personal, financial or confidential details.
6. Using the site
You may use Homes.me for your own search for property. Please do not:
- copy, scrape or download the catalog or its images in bulk, or republish them, without our written permission;
- send false enquiries or someone else's details, or use our forms or assistants to send spam;
- try to get into parts of the site you are not given access to, overload it, or interfere with how it works;
- use the site in a way that breaks the law.
We may limit or block use that breaks these rules.
7. Accounts
Editing the site needs an account, given by us. Keep your Google account secure; you are responsible for what is done with your access. We can change or remove access at any time. Changes made through the site's editing tools belong to us.
8. Content and trademarks
The Homes.me name and logo, our text, design, guides and tools belong to Emigeo Homes Real Estate LLC. Project names, logos, images and plans belong to their developers and are shown to describe their projects. Map data belongs to its providers, credited on the maps.
9. Links to other sites
We link to developers, authorities, WhatsApp and other sites. We are not responsible for their content or how they handle your data.
10. Our responsibility
As far as the law allows, we are not liable for any loss that comes from relying on information on the site, from a change in a project or its price, from a developer's acts or delays, or from the site being unavailable. Nothing in these terms limits a responsibility that the law does not allow us to limit.

How we handle personal data is in the privacy policy.
12. Changes and law
We may update these terms; the version on this page applies from its date. These terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates, and the courts of Dubai decide any dispute about them.
